The 2012 Real Estate Market is being tagged as the “Hottest Trade of 2012” with record low mortgage rates and positive consumer confidence giving the housing market a lift across the nation. Housing stocks started climbing early on in the year as anticipation built and continued a steady upward trend throughout the remainder of the year. Year-end reports are showing positive postings in existing home sales, new home sales and pending sales.
In Denver, the November market outpaced the national market trend, with the exception that the inventory is continuing to maintain its low level and was reported to be around 28% less than this time last year. The Denver Post recently reported that home values were expected to finish 2012 with a gain of $21.4 billion in 2012 and local analysts expect the trend to continue in 2013. MLS (Metrolist) data shows that single family homes in Jefferson County including Lakewood, Colorado saw a substantial average month over month increase in November 2012 closed sales of 37.85% vs. closed sales in November of 2011 and an average increase of 27.08% YTD. Condominium properties in Jefferson County saw an average month over month increase of 4.78% and an average increase of 20.15% YTD. WEST LIGHT RAIL LINE UPDATE: With a little less than four months before the West Light Rail Line opens, the RTD website reports that all roadwork and the bridge construction along the West Line are complete. The construction is moving to the finer details including the installation of the railing, fencing and site furnishings at various stations. On January 23, 2013 at 6 p.m., the West Rail Line will host a ceremonial lighting of the 6th Avenue Bridge. This ceremony marks the end of the construction and this signifies the start of testing and countdown to the grand opening on April 26, 2013. Visit the West Light Rail Line website.
