As Pradera heads into the holiday season, our neighborhood’s real estate market reflects what can be characterized best as a more normal, balanced market.
Pradera Real Estate Market

Sales activity for the four quarters has been very much a bell-shaped curve. The curve reached its height in the middle two quarters. Second quarter accounted for 24 home sales while third quarter came it at 23 sales in Pradera.
That contrasts with low sales in the first quarter of 2019 with 7 sales and the 4th quarter (8 estimated). That’s a projected 58 sales for 2019. That number of sales is marginally lower than in past years. This is a reflection of the market ever so slightly slowing from the go-go market of 2013-2018.In addition, our supply of existing homes for sale was kept very low by historical standards.

The major shift that occurred during 2019 was the increased number of million dollar home sales in Pradera. These luxury real estate sales have significantly skewed upwards year-to-date figures such as average and median sale prices, price per square foot, etc. Please be aware there are not enough sales in Pradera by itself to make these types of figures statistically significant and properly reflect the overall real estate market.
2019 Parker Real Estate Market
The Parker real estate market pretty much follows the market in our golf club subdivision of Pradera.
Like Pradera, most home sales occurred in the second and third quarters of 2019. And, like Pradera, the lower than usual inventory of resale homes for sale may have kept sales a little lower than in the previous few years. But, Parker is becoming more and more popular especially with Denver relocation buyers moving here from other states. Because, lower land values help keep prices here lower than in some other closer-in Denver suburbs.
Fortunately, Parker real estate market and our Pradera’s real estate market remains strong. Especially, when you compare our markets to the national market. Prices continue to appreciate and properly priced homes sell relatively quickly.
