Because, the number of available listings has been low and demand from our buyers has been strong.
Real Estate Market in 80134 Zip Code
Now, in February of 2020, Pradera may well be experiencing its first “normal” market in the past 14 years. Between the declining market FROM 2006-12 or hyper real estate market from 2013 to 2019, Pradera has never seen a “balanced” or “average” market. For January 2020 in zip code 80134 resale listings on the Pradera real estate market are finally seeing slightly longer days on the market. In addition, odds of selling and declined somewhat. Finally, this market has produced a lower percent close to list price ratio and a marginally higher percent of homes needing to lower prices.
While not significant changes, these, and other figures, indicate the market has cooled off. Year-to-date statistics support this trend which means the present winter season is a very balanced market with neither buyer nor seller having the upper hand in most negotiations.

Metro Denver Home Sales
The average Denver area home sold for $517,636 in January which was flat compared to December 2019. But, the average price increased 4.8% from January of2019. The active inventory for January was down 13.5% from December . And, those number of homes for sale also declined 28.6% compared to January 2019.
During the first month this year, 3,064 homes for sale accepted contracts. And, that actually exceeded the number of new listings coming on the market. WOW! Normally, the spring sales season kicks off at some point in March which now is right around the corner. With nine closings thus far this year, Pradera has already exceeded the eight closings total in the first quarter of 2019. Even though the market seems more normal in January, home sales may ready to soar again as we enter the real Spring Selling Season.
