Reunion is still the place to be in the Northeast part of Denver. With all the amenities and its close proximity to DIA, this is the premier Master-Planned Community up north which is why I love this area so much.
However, even with everything Reunion has to offer, the bottom line that everyone is always concerned about are the home values. Reunion residents continued to enjoy some price appreciation and still offer a wonderful home for the money when it was time to sell. Let’s talk about some comparable statistics:
Number of Homes sold
2012 had a total of 99 homes sold in the neighborhood according to the Denver MLS, Metrolist. In 2013, that number increased to 120 homes sold. That represents a 20% increase in market activity. This number would not continue to improve if home buyers did not want to move to this desirable area.
Days on the Market To Sell A Reunion Home
This is the amount of time from when the property was first listed until it went under contract for sale. The faster a home sells, the better for the community. In 2012 that average for Reunion was at 68 days, in 2013 that number dropped to 59 days. Compare either of these numbers to 136 Days in 2011 to sell a Reunion resale home. Homes are selling significantly faster.
Active Listings for Sale In Reunion
This is the number of homes that are for sale for sale at any given time. The number of active listings in December 2012 was at 33 while the number dropped for December 2013 to 15.
Let’s compare how things were in 2013 to the previous year in 2012. In a nutshell, there were more homes sold. They sold quicker. Inevitably, there were fewer homes to choose from at the end of 2013. This is great news for sellers looking to sell their home in 2014. As of January 2014, there are currently still 15 resale homes available in all of Reunion. Keep in mind that these numbers reflect only resale home. All of the new home builders have their own separate inventory of homes to be sold that is not reported in MLS statistics.
While we are talking about Reunion, you may be wondering what is new here? All the ponds in the area were drained this past summer to perform some maintenance work on them. As of this point, most of the significant excavation and re-grading work is complete. The PVC liners will be installed later this month. The ponds will begin to be refilled in February with them being completely filled by March. These ponds are some of the huge attributes of living in Reunion, so it will be great when they are filled again.
