Choosing a great Realtor with excellent marketing is only part of the equation for success in selling your home. Here are a few simple and affordable tricks and tips for showing preparation to sell your home more quickly and for top dollar. Prepare to show your home publically
First Impressions are lasting impressions
When doing showing preparation, make sure the exterior of your home looks clean. This includes making sure flower beds/lawn look clean and free of debris or over-growth. If you’re selling in the Spring through Fall, you’ll want to make sure your grass is alive and well-manicured. Make sure your front door is in good shape and free of chips and gashes – it also should work correctly and open easily. When showing your home, this is the first thing your prospective buyer will see.
Cleanliness is next to Godliness
Clean windows, floors, and surfaces are imperative to getting the most money for your home. You may want to get your carpets cleaned or if they’re in really bad shape, it may be best to get them replaced. Pack up all extra clutter, pet’s and kid’s toys, and anything else that doesn’t serve a purpose for the remainder of your showings.
What’s that dripping?
Any leaky, dripping faucets, shower heads need to be repaired before showing. As a homeowner, don’t give the buyers the impression that the home has been neglected. As a rule of thumb for showing preparations, you want to ensure your home expresses that it’s been taken care of and well-maintained.
Schedule the Handyman
Anything that doesn’t function properly will need to be fixed to prepare for showings and selling. That applies especially to major systems, doors, and windows. While you have the handyman at your home, have them also fix any loose doorknobs, missing trim, visible wall holes larger than a pinhole, worn caulking in bathrooms, or anything else that isn’t in proper working condition. You want to make sure things work, you don’t necessarily need to upgrade to sell.
Clutter is Catastrophic
No one lives the way they show their home. Showing preparation includes minimizing the number of items that are on surfaces in bathrooms and the kitchen. Organize your closet so that prospective buyers can see how functional it is by properly hanging items and boxing up any extra stuff that you may not need during the time you’re selling. Box up your trinkets, your KitchenAid mixer, and Keurig in order to show off your kitchen countertops. Clutter is distracting and you want buyers to focus on your fabulous home, not the awesome trinkets you bought on your last vacation.
Bright and clean bathrooms sell many homes. Keep toilet lids down and most toiletry products hidden. Also, turn off the Scensty or your air freshener because although it smells wonderful, smells can give buyers the impression that you’re trying to cover up a bad smell in the home. - Bedroom Bonus Bedrooms are always a highlight of the home. Make sure to leave blinds/curtains open to draw in as much light as possible. Also, make your bed!
Light it Up
Illumination is a welcome sign. This is one of the most important showing preparations! Turn on all of your lights – every lamp and every switch. Open up blinds and allow all the natural light possible to flood in too. People want to actually see what they’re buying.
Follow these tips and you are more likely to achieve the best results when selling your home. Every Seller wants top dollar. And, every seller would prefer to bank their profits as quickly as possible after they decide to sell.
