How to Choose Denver Listing Agents in City and Suburbs

When you decide list your precious home for for sale,  you may choose from many options. Denver listing agents range from bare-bone discount services to full service with a brand-name real estate agency. How do you choose the right agent and the right company to sell your home?

First, understand the differences. These days, not all agencies offer full service. Or, if they do, they ight charge extra for things like professional photography, staging, and advertising. But differences can also include difference in negotiating skills and easy daily communications. That can make a huge difference in the final price and terms you accept.

In addition, it can even make a huge difference in your likelihood of ever closing on the first contract you accept. Sometimes, sellers have to start over from scratch. Hopefully, that comes sooner in the process and not  few days before the scheduled closing. Even worse, some homes are still not selling at all even this hot Denver real estate market.

Real Estate Marketing Can Improve Price and Terms

How do find about about the differences between Denver listing agents. The simple answer is to insist on an in-person presentation and interview. That way, you can learn about the experience of the agent, the different styles of listing homes and the different marketing plans.

For example, if the agent presents a marketing and pricing plan tailored to your home, you discover who offers what tools for marketing. More than that, you can discover who you feel can get the job done without any hitch. Almost always, more time on the market mean less money paid for any home in this market.

But, it’s also important to maximize the number of showings. Find out how each agent intends to get more showings. More showings always equals more money and a faster sale. In the long run, a discounted commission may not yield the same bottom line to you if marketing services differ substantially.

Denver Real Estate Agents Negotiate Differently

Negotiating skills is the other variable between Denver listing agents. But how can negotiating skills be determined? First of ask? Has the broker had any training or experienced negotiating real estate contracts? What techniques does the broker find are most effective at achieving the best price and terms for a Seller. Finally, try them out with a live, real time negotiation. When each real estate agent offers what commission they will charge, ask if they go 1/2% lower. That’s usually enough, but not too much, to see how well they defend their own commission. They are likely to show how good, or bad  each might be in defending your price and terms?

The bottom is be sure to evaluate the bottom line. There are reasons Denver listing agents charge different commission throughout Denver and the suburban areas. Find out what they are.
