So, the task becomes where can you find a home with elbowroom for growing family of in the Denver suburbs? That can be easier said than done when moving to Denver.
In recent years, I’ve helped relocating families find homes for sale that were not listed in the local MLS system. Because, our network of Kentwood real estate agents sometimes has quiet listings that are not yet ready for general market. That’s one good way to find a diamond in the rough.

consider building a brand-new home from scratch with a custom home-builder. Recently, my clients from Manhattan found themselves exactly that situation. They wanted a half-acre of land located in a good public school system like Cherry Creek Schools. But, no resale home on the market was satisfying all of their needs. And, some sellers were clearly on fishing expeditions for exorbitant prices beyond the cost of rebuilding such a house.
The Preserve in Greenwood Village
So, we began the process building a new custom from scratch. First, we had to find a building lot in the desirable Denver suburbs of Cherry Hills Village or Greenwood Village. Moving from New York, and Manhattan no less, required a large lot in a great neighborhood. And, the location had to be perfect!

This luxury home was not listed int he Denver MLS. We had to find it.
Eventually, we found such a lot in The Preserve of Greenwood Village. That is custom-home subdivision built within a nature preserve of The Highline Canal. A trail for walking, bicycles and even horse runs right through a wetlands area within The Preserve. There’s even an massive outdoor pool, barbecue areas and tennis courts right along side the the natural area of the Canal. It’s stunning.
The Preserve offers great public school systems including both Cherry Creek Schools and Littleton Public Schools. Shopping and great restaurants are all located nearby. And, the commute to The Denver Tech Center takes less than 10 minutes. Even downtown Denver is only a 25 minutes commute away.
After we found the right lot, we began the search for the right builder. Eventually, these clients decided to use Thomas Sattler Homes to build their new dream home. They were able to work with the architect to plan exactly what they wanted including the gorgeous limestone exterior with those same stone accents brought into and throughout the home.
Of course, it wasn’t all peaches and cream. There were endless design meetings with the builder, architect, design center and even with the developer. Some design and finish issues had to be negotiated with the developer. Others required rethinking options and costs.
The entire process took more than a year and a half. But, today this family from downtown New York is very happy to be living on a large lot in the middle of Greenwood Village. They are grateful to have such space between the homes and such a great place to raise their children.
Moving From New York To More Space For Less Money

Sometimes, a brand new home is the right choice when relocating to Denver.
Now imagine, this family was able to build a stunning custom home with more than 6000 ft.² for less money than they sold their condo in New York City. By the way, the condo was less than one third of the size of this beautiful custom home. Even in the middle today’s pandemic epidemic, this beautiful home is worth more money than it cost to build. They feel like they “made the right decision to move from New York” to the Preserve at Greenwood Village.
