Builders’ New Homes
I have been blessed to have had the opportunity to work for three renowned new home builders here in metro Denver. I must have a niche for in the new home industry. Or I’m just a glutton for punishment. Builders have always wanted me to either launch a new community or come in to turn one around.
I have had the opportunity to work in some of the finest communities in Erie, Broomfield, Commerce City/Brighton, Southeast Aurora, Lakewood, Parker and Golden, Colorado. If nothing else, I could make one heck of a Fed Ex driver! So, I have learned about most all of the new home communities in Denver and the neighborhoods around them. Now, of course, I show my relocation buyers new homes and the competing resale homes too. Sometimes it makes more sense to buy a resale home for sale. Sometimes, it makes more sense to shop for a lot and a new home builder.

A great relocation Realtor will understand what geographic areas are going to work best for you. It is not rocket science, yet so many Realtors don’t ask the right questions or have no clue about the geographic area where they are showing you!
Previewing in Cherry Hills
My partners and I recently had an out-of- state, Denver relocation buyer looking for a home up to $4.5 million. We had a few weeks’ notice, so we decided to go and preview 14 of the best homes in Greenwood Village and Cherry Hills. We spent 4 full days just gathering data, previewing properties and making clear and concise notes for our clients because they were expecting us to be the experts!
We communicated with them several times a week before they came to town. So once they arrived, it was like meeting friends. After 2 full days of looking at homes, it became evident that our clients would be better suited to the possibility of building a home of their own.
The great news for us is that we had prepared for just this possibility. Not only had we previewed 14 homes, but we had also had walked over almost a dozen lots. They had helped to narrow down our top 5 to show them. They absolutely fell in love with one of those lots we showed them. The result is that we all are currently underway interviewing custom builders to build them the home of their dreams.
