“If we hadn’t found you, we might never have found the right place for us to live in Denver”, Kieth said to me at the recent closing of his new Denver home in suburban Highlands Ranch, Colorado. He and his family had only started looking for a home on this website less than 2 months before finding, contracting and closing.
What he meant by “right place to live” was where his family loved the neighborhood, schools, his commute and the amenities that made them comfortable. Finding the right place is a combination of matching their subjective criteria to the objective realities of many neighborhoods. Foremost, that means I have to be a good listener to help do that.
Keith and Jamie moved to Denver from Iowa. She was raised in Park City, Utah and her dad was a builder there. So, she knew quite a bit about real estate and homes. She started scanning the Internet to find neighborhoods and homes that fit her ideas of what they needed.
First, he signed up on the Denver MLS Search. That way, the first search she made was automatically saved so that new listings could be sent to her automatically. Time was coming close for them to move so she chose to receive those updates of new listings every day. She could have also chosen to receive them weekly or not at all.
As her search progressed, she learned to add new searches. That way, she received listing updates from several different areas all in one email every day. She found herself focusing in on gorgeous, newer homes that seemed to be more affordable.
Then, in August day she called me on my toll-free cell phone number. It’s on the front page of this website. She was a little panicky. She was headed to Denver in less than a week. She had thought she and her family would just drive by the homes she found on my Denver MLS search using GPS on a rental car. But, as time approached for her house-hunting visit, she began to realize she had what seemed like a million questions.
So, she found the courage to actually call a Realtor. She seemed surprised that I actually answered the toll-free number. It rings to my cell phone and I always answer it unless I am with clients. Yes, I even answer it at night and on the weekend much to my wife’s dismay sometimes. But, my wife knew my Dad who answered his phone personally and made house calls just like I do. Only, he was a physician in suburban Chicago and I grew up with that as normal behavior. So, I come by it naturally.
Jamie and I talked easily for almost a half hour in our first phone conversation. I answered many of her questions about neighborhoods, methods of home construction in Denver and Denver schools. From that and subsequent conversations, she picked a dozen or so homes to see on their first day visiting Denver.
She was so excited that she wanted to meet at the first home on the itinerary. It was at The Ranch in the north Denver suburbs. I met Jamie and her husband Keith, a transferring Vice President with a national bank, along with their 3 children at that home not far from Denver International Airport.
“This is not exactly what we were expecting”, Keith explained even before we went into the home. “It’s just not the kind of neighborhood we were expecting.”
So, we spent almost a half hour not looking at that first home but discussing exactly what they found deficient in the neighborhood and what they really wanted. Within an hour of meeting, we canceled the showings that were still on the schedule. We headed to a neighborhood that matched all of their criteria. I called my assistant at the office who then set all new showing so the day would not be wasted. We headed straight away to the neighborhood where they ended up moving, Highlands Ranch, on the opposite side of town.
They loved Highlands Ranch. The neighborhoods, the schools, the open space, the recreation centers and trails all matched what they expected and wanted. “This is more like home”, Jamie said. And, so it became their new home. We spent next two days looking at homes in Highlands Ranch and they ended up finding two homes there that they loved. They picked the one that was the home that was the best value. And, now they are living happily on Highlands Ranch. Keith, Jamie and the kids are all thrilled with their new neighborhood and the home that’s new to them.
