I am a Realtor living and working in the Pradera Country Club community. My wife, Pam and I enjoy all the community activities which center around the fabulous country club. We don’t have time for regular golf but I love being involved in the many social activities and enjoying the tremendous restaurant here. I don’t have enough time to play golf because I work hard almost every day at selling homes down here in Parker, Colorado.
As Fall begins to arrive to Pradera, the real estate sales season begins to also demonstrate signs of cooling off to match the weather. So far, the 2019 sales season has been more of a normal real estate market for our subdivision than in recent super-hot year. Still, our real estate market clearly favors Sellers!
The first quarter produced only seven closings but 19 homes did go under contract for future sales. The high number of properties pending sale resulted in 24 closings for the second quarter and a few even carrying over to the third quarter. As of September 12, 2019, there have already been 20 closings with five (5) under contract for the third quarter.
Pradera Home Prices Are Stable
However, price appreciation for Pradera homes has been steady and somewhat muted from the levels experienced in those previous super-hot years since 2013. Overall, that is good for values. Because, as those prior rates of super-appreciation, while greatly welcomed by Pradera homeowners, were unsustainable long term. A moderation was inevitable. It was just a question of when.
So, here it is. Prices have stabilized. But, interest rates have declined by a full percentage point in the last year. That makes buying a Pradera home more affordable. And, that matches much of the Denver real estate market.
How To Find New MLS Listings in Pradera
Still, inventory is low. That limits selection and sometimes buyers have to wait for just the right house to come onto the real estate market. So, many of my clients are watching the Denver MLS and getting my daily automatic updates on new listings. I call them regularly when I get wind of a new listing about to come onto the real estate market. Often, it’s my own listing. But, sometimes, I can tell my clients about other Realtors are preparing to go onto the market.
