In Denver, the December overall sales slowed slightly, but were still up 7.73% over December 2011. MLS (Metrolist) data shows that single family homes in Jefferson County saw an average month over month increase in December 2012 closed sales of 30.48% vs. closed sales in December of 2011 and an ended the year on an increase of 26.9% YTD. Condominium properties in Jefferson County saw an average month over month increase of 16.18% and a whopping average increase of 39.22% YTD. “W” RAIL LINE UPDATE
The rail line to the west has been called West Corridor, West Rail Line, West Line, W Line, and W Rail. Which is the correct name? Technically, all are right. However, as the rail line moves into operation, it has been officially deemed the “W” Rail. Wolf Full Moon Hike – The darkness of night provides a unique backdrop for this hiking adventure. Leave the flashlights at home and let a park naturalist guide you along the park’s trails from 5 to 7 p.m. on Saturday, Jan. 26. Keep an eye on the market for pre-foreclosures. If you have a significant amount of time to invest in finding an investment property, you might want to look at some that are in pre-foreclosure. Properties where the owner is risking foreclosure because of delinquent mortgage payments are delinquent. You can get a lender’s list of pre-foreclosures, or consult lenders to get lists of properties approaching pre-foreclosure. When you speak to the current owners of the properties, you should attempt to find out their current balance, and possibly offer them a little more than that. You will discover that you will get a great deal because most people don’t owe the property’s market value.
