New Kentwood Way To Buy Before You Sell

Kentwood Real Estate announces new program that turns sellers into buyers first.

Kentwood real estate brokers now offer their clients a solution to be able to buy a new home before they sell their existing home. Most importantly, these buyers can now can sell their existing home at full market value and not have to qualify for an additional bridge loan.

This remarkable innovation, offered by a partner company, was announced at the Kentwood Real Estate all-company sales meeting this week.

How to Make a Non-Contingent Offer

Advance is a tool that allows our clients to prequalify for a loan Prosperity Mortgage, our in-house Kentwood lender. Then, would-be buyers are equipped to make a non-contingent offer that is not subject to the sale of their existing  home. So, these buyers will be at a competitive advantage compared to buyers who must offer a home sale contingency. Those offers are just not competitive in the current Denver real estate market.

Non-Contingent OfferIn this competitive marketplace, Denver homebuyers are facing the probability of competing against multiple offers when trying to buy a home. Nearly always, the offer not contingent upon the sale of the Buyers’ home is the most attractive to the seller. As a result, many buyers have been forced to try to sell their home before they buy. Of course, the problem with doing it that way is that buyers may not see the perfect home after their home sells. Inevitably, these buyers have to make compromises in their dream home in order not to be homeless.

Alternative to Internet Buyers

Internet buyers have tried to fill this void by making an instant cash offer. These are large institutional buyers that offer to purchase homes at a discount from the market value rate. Also, homes that need some degree of fixing up before marketing, do not receive the benefit of a final sales price. This new program allows buyers to stay in their home. 

Then they have to option to fix-up their existing home and put it on the market for sale. That way, they receive full market value for their current home.

    To tell the truth, this new program that turns sellers into buyers first amazed me because it’s idea seemed so new and unique to me. It is so cool that it suggests such a great range of possibilities to people and such an effective decision to buy a new house in such a profitable way. Frankly, before this moment i hadn’t suspected what range of advantages buying before selling has and that in this way you can be in a winning position with this innovative program. I’m certain that this program will be in a huge demand for a lot of buyers because it will help them totally change their strategy and be freer with their choice, looking for the dream house. I think this program shouldn’t leave without attention.
