Sterling Ranch, a residential community of all new homes in Littleton, has hit a milestone. It just welcomed its 100th family to this brand-new community.
This new home project has been slow in coming. But, it’s arrived now in full force. Eventually, Sterling Ranch will accommodate 33,000 residents in 12,000 brand-new homes. The master plan calls for a build-out schedule of 20 years.
Another Planned Community Like Highlands Ranch

Some of these affordable new homes can be purchased under $600,000 after all upgrades and extras.
Many clients have never heard of Sterling Ranch. But it’s only a few miles away from the massive Highlands Ranch community which is now nearly fully completed. Eventually, this community will enjoy many of the same amenities. And, these new homes are more affordable than new homes in Highlands Ranch.
I said that it was in Littleton. And, it does have the Littleton ZIP Code and city name even though it’s located in unincorporated Douglas County about 2 miles south of C-470. So, it enjoys The Douglas County School District as well as close proximity to the picturesque community of Roxborough near the State Park. And, it also is very close to the massive Chatfield Reservoir for swimming and boating.

Sterling Ranch eventually will enjoy several recreational facilities and trails.
Eventually, Sterling Ranch will be comprised of 3400 acres, schools, shopping, recreation facilities and trails. In addition, there is zoning for churches and shopping.
Many of the builders are incorporating smart home technology into their plans without any additional cost. So, garage doors, sprinkler systems and electronics can all become controlled by a tablet or a smartphone.
Development will occur in phases. The first Village will have 800 homes. The theme is multi generational. So, you can find families with children as well as empty-nesters living in this community. Sometimes, they live under the same roof. And, sometimes they are neighbors on the same street.
The land was purchased in 2004. But, some neighborhood resistance to new development slowed the approval process in Douglas County. Eventually, the project was approved at a somewhat lower density. As a result, more open space abounds throughout this community providing even some views of the mountains and foothills.
Affordable New Homes at Sterling Ranch
To me, the highlight of this community is that it offers brand-new homes at what has become an affordable price range of $500,000-$700,000. In addition, these homes include all the bells and whistles. In addition to smart home technology, the generally open floor plans are attractive to most new home-buyers. Several different new home builders offer a variety of floor plans and options in the first Village of Providence. Providence eventually will include some 800 homes. Several other villages will follow.
This is a great time to get in on the ground floor of this new home community. Eventually, Sterling Ranch will become as well known as Highlands Ranch. So, most people can afford a brand-new home here right now. And, they can expect that their investment will grow along with Sterling Ranch.
