My last article for the All Denver Real Estate Blog was an introduction to the Sloan’s Lake neighborhood on Denver’s Northwest side. Because it’s the neighborhood that I call home. Although that introduction was written just a few, short months ago, there’s already a lot more that’s new at Sloan’s Lake neighborhood. New, fun businesses are popping up and there are lots of plans in the works for housing and new retail spaces too.
In addition, multi family living is also under construction in the area, contributing to the diversity of the community, and making more walkable amenities possible. Everybody from first time home buyers to empty nesters seem to be moving into my neighborhood. Curious about what’s coming soon to this exciting area? Here’s what’s next.
Perry Row at Sloan’s

Kentwood City Properties presents Perry Row at Sloan’s. These sixty-four, modern row homes are under construction at 16th and Perry just one block south of Sloan’s Lake.
You can check out all five floor plans in their amazing virtual tour. And, the homes will be within easy walking distance of the Alamo Drafthouse, Even Stevens Sandwiches, Starbucks and Tap & Burger Sloan’s Lake.
“SloHi” Flats

While I will be the first to say that “SloHi” isn’t an “official” neighborhood title. People are quickly picking it up as referring to the Sloan’s Lake/Highlands hybrid. This apartment complex is the first multi-family project on the north side of the lake, on the corner of Sheridan and 29th. The development features both shared and private courtyards and a rooftop patio with views of Sloan’s Lake. All 45 units will feature sleek design done by Parikh Stevens Architecture. It’s also right across the street from Rise and Shine (which has some of the best biscuits in Denver). These apartments are leasing now. Get more information at their website.
29 Zen Is New at Sloan’s Lake
Right next door to the SloHi flats, K2 Residential Solutions just broke ground on 14 new townhomes. These homes will feature marbled, stone siding and rooftop parking. Learn more about K2 and some of their other projects here.
In addition, Other developers currently building new, single family homes in the area include Compass Construction, Rb Development, Silver Lining Builders, Elite Construction Designs, and more. Although the real estate market has cooled slightly from the sizzling summer market, multiple offers aren’t new at Sloan’s Lake.
New Sloan’s Lake Businesses
If you’re familiar with the Sloan’s Lake area, you might know about 20th and Depew. It doesn’t really fit in with the rest of the neighborhood. Because, it’s an empty shopping center, which contrasts vastly with the vibrancy that surrounds it. Luckily, developers see the potential of the amazing location. The latest buzz according to the Edgewater Echo is that LCP Development has a pitch to revitalize the space. The proposal includes a market, food hall, restaurants, and shops. And, the development could feature “open air gathering places” with views of both downtown and the mountains.
Edgewater Civic Center is New At Sloan’s Lake

The groundbreaking was celebrated at the end of September and Edgewater residents are already getting excited for the construction of their new civic center. Scheduled to open in Summer 2018, the center will boast a fitness center, library, public meeting spaces, and atrium. Plus, the civic center will also house the Edgewater Police Department.

While the Sloan’s Lake location of “America’s Microbrew Pub” is already serving beer to thirsty patrons, the grand opening is scheduled for December 1. The taphouse at 29th and Tennyson offers a variety of ciders, wines, kombucha teas, and of course beer. The staff there can help you pair any drink with an item from their menu . Also, the offerings include unique, tasty choices like Beer Brat Sliders and Short Rib Queso.
The Inventing Room is New At Sloan’s Lake
The Inventing Room Dessert Shop is also new at Sloan’s Lake. It just opened up right next door to Growler USA. Chef Ian Kleinman’s fun, sweet experience has been featured on Eat St., Restaurant Startup, Food Porn, and Donut Showdown. You only need to check out the menu to believe this place will live up to its name. You can enjoy Salted Butterscotch ice cream topped with real honeycomb, Grape Jelly Cotton Candy, or even order some “Really, Really Cold Cheetos”. Got a sweet tooth and an imagination? Run, don’t walk to The Inventing Room.
More retail spaces are coming to 17th and Perry and 16th and Quitman too. If you’re thinking about moving to the Sloan’s Lake area, don’t wait. This prime location is getting more desirable all the time. I cannot wait to see what comes here next!
