
New residential construction including lofts, townhomes, condominiums and single family homes for sale continues to boom in Lower Highland. But nowadays we’re starting to see a new type of Lo-Hi real estate construction, commercial office space.
Here is some of the office space projects currently underway in LoHi .
Galvanize, currently under construction between 16th and 17th Streets and Platte St., which will boast roughly 76,000 square feet of rent-able office, meeting and classroom space on top of restaurant space on the first floor. Galvanize will offer a unique and collaborate approach towards office space in that it’s focal point is providing a co-working environment for start-ups and smaller innovative companies. Galvanize currently has an office in Denver’s Golden Triangle, Boulder and San Francisco. This project is expected to complete in early 2015.
Just up the street from Galvanize you’ll find The Lab, another 76,000 square foot, for lease office building that will offer great visibility from I-25. The Lab is currently under construction and for those of you familiar with the area it is the conspicuous metal frame structure directly behind the Denver Beer Company. The building will offer some retail space on 17th St. just north of Platte St. Completion of The Lab is slated for June of 2015.
Up the hill in the heart of the LoHi Marketplace – sharing the block with my favorite coffee shop in Denver, Shangri-La Coffee, Little Man Ice Cream, LoHi Athletic Club and the great kitchens of Lola, Vita, and Linger, you’ll find project currently known as 2930 Umatilla. This 5 story, 21,000 square foot building is slated to complete in October of this year and will be anchored by Mizu, a contemporary Japanese restaurant with sushi bar and lounge on the ground floor and will also offer off-street parking.
The last project is a unique, nautical-themed building on a small sliver of land up against the Platte River appropriately named The Boathouse. The Boathouse is by far the smallest of the office buildings currently under construction in LoHi, but the unique design and architecture rivals it’s larger counterparts. The Boathouse is currently under construction at 1850 Platte Street, just seconds from the I-25 / 20th St. exit and will feature a total of 10,651 square feet. This 4 story building will 9 covered parking spaces and 125 surface spaces. The design boasts floor to ceiling windows that range between 12.5 and 18ft. Construction of The Boathouse is scheduled to complete in January of 2015.
I’ve always been a firm believer in finding a balance that incorporates retail, dining, living and office space in order to have a sustainable neighborhood. These four projects will be a great addition to the LoHi neighborhood and they should provide a nice boost of bodies walking through the door of our favorite shops and restaurants in Lower Highland. They also add another reason to consider living in this vibrant, up and coming neighborhood in Downtown Denver.
