Larkspur Real Estate – A Denver “Exberb”
What is an “exberb?” It is a relatively new term that sociologists use to describe a suburbs that is further from the the city than most of the suburbs. That is the town or Larkspur and the golf course community nearby called “Perry Park”.
Commuting distance from the Larkspur area to the Denver Tech Center is approximately 30 minutes. Commuting to Downtown can take50 minutes. Add an extra 15 minutes from Perry Park. Larkspur is a small town under 400 people. But is has a zip code that encompasses a large area. Commuting to Colorado Springs is also convenient and only about 25 minutes!
Upscale golf communities such as Bear Dance and Perry Park are in the Larkspur zip code. These luxury home communities offer new, custom homes some of which are on the golf course. All have tall tree. Some even have mountain views. Small store are located in or near these communities. But, full grocery shopping and services are found in the nearby town of Parker and even the north side of Colorado Springs.
Bear Dance Country club is currently semi private offering public green tees to non-members. Luxury homes surround the course and members come from near and far to play this extremely difficult course. Perry Park also shares the Larkspur zip code and offers a Jack Nicholas course with a private country club. Homes in the Perry Park run from semi-custom to luxury homes. And, there is a clubhouse for eating and socializing.
There are also working cattle ranches and large ranchettes for single family owners. Many 30-45 acre tracks have phenomenal views of the Front Range and local scenery. Most of these properties are zoned for horses.
Larkspur elementary school is extremely well rated as are the other Douglas county schools.
Access from Larkspur to Colorado Spring is particularly desirable. Commuting distance to downtown Colorado Springs is less than 25 minutes.
