University Park sits across from the University of Denver, a longtime Denver landmark and home to a well-respected law school and business school. In fact, streets bordering the park are graced by lovely Victorian-style homes. Nearby Observatory Park actually houses a small working observatory. Most of the small residences were built in the 1930s to 1950s by undistinguished builders and have since been demolished. Specifically, to build large, custom, new homes, priced from $800,000 to $1,700,000.
After the University of Denver moved from downtown to its current location, the neighborhood population grew steadily. At the time, the University purchased a large amount of land in the area and sold lots to individuals for $150 each. To this end, University Park’s first PTA was organized in 1914.
Above all, University Park is a beautiful, quiet area only 10 minutes southeast of downtown Denver. Since it’s a college neighborhood, rents are less expensive and affordable. Keep in mind that many of the eateries close early, even on the weekends. It’s a great place to live!

Observatory Park
Observatory Park is named for The Chamberlain Observatory, which is located on two city block grounds of the park. While Observatory Park neighborhood is a fabulous place to walk, actually, the park itself is off the beaten path and very nice. Furthermore, a star-viewing adventure in the historic Observatory is a special treat for anyone! Finally, Observatory Park serves as a recreational focal point for the neighborhood. In fact, there are fields for ball games, volleyball, and tennis courts. The park is large and popular with local residents. Picnics, football and soccer games abound. There’s even a baseball field not to mention the working observatory owned by the University of Denver.
Of course, people who live here enjoy being able to walk for coffee or to a restaurant near the University. The University itself offers a variety of local cultural events and sporting games, including NCAA Division 1 hockey and basketball and baseball. Consequently, there are swimming and exercise centers open to the public.
