Louisville Named #1 City

Recently, Money Magazine was the latest publication to rank Louisville, Colorado as the best place to live in the country.
The criteria used to select the top cities in the US were job opportunities coming to the surrounding area, affordability of housing, strength of schools, amount of open space within the city, and overall quality of life. That is a great question and the answer is that Foreclosure sales are way off of the pace from the past two years. Foreclosure inventories by the top Foreclosure specialists are in most cases less than half of what they were just a year ago. Can it be that Denver is out of the woods and moving slowly to a “normal” market? Because we were the first ones in the Foreclosure mess, are we the first ones out of it? I was excited to attend the ground breaking ceremonies last week for a new 41 acre park that will anchor one of the new “four corners” of Erie, Colorado, a Denver suburb.  With community input and a $175,000 donation from Encana,  Mayor Andrew Moore unveiled the site plan and turned the shovel of dirt, along with Erie’s elected officials and some community campers that were especially chosen for the event. This week, the Case-Shiller report again announced that Denver is the second best of the major real estate markets in the country.  We held up better than the other 18 markets.  This is consistent with other reports that Denver has weathered the real estate storm better than most areas of the country.

One of the more desirable features of living in Colorado is the expansive trail system throughout the state.  In Denver, there are several trails that link up all quadrants of the city.  They run over 110 miles. You can ride from the Chatfield Reservoir to Downtown, riding along the Platte River,  without crossing a street.  I have a client who does that on a regular basis.  His legs must be like rocks.

Once again Boulder has landed at the top of America’s “Best Cities.”  Occasionally “lovingly” referred to as the People’s Republic of Boulder, for its strong individuality, it now can claim the title of “Best Educated City.”

Forbes magazine rated  Boulder number one.  They based the ranking on the number of residents 25 and older with a bachelor’s (30%), master’s (17%), professional (3%) and doctoral (5%) degrees, according to the U.S. Census Bureau’s American Community Survey.  The towns considered were all university, research or corporate havens with strong economics and low unemployment.

But, buying low is also important for long-term investors. Kennen Cohen who teaches investment analysis has this to say about the current Denver real estate market:

Buying when prices are low is important. It helps the eventual profit but it also helps improve the cash flow. Loan payments are smaller when you buy lower. But, how do know for sure what the cash flow will be and how much profit and tax savings are involved in a specific property? The answer is a specific and through investment analysis.
