Cherry Hills Village Lots

Could it possibly be that an acre in Cherry Hills Village is smaller than an acre in every other Denver suburb? After all, this is the most expensive neighborhood in Denver.
Yes it is! Cherry Hills actually measures its lots differently than other area cities. By local ordinance, lots are measured to the mid-point of the street rather than just to the property boundary. So, a lot that is only .8 acres within its own boundaries is
counted as a full acre because some of the street is included in the measurement.
Why would this possibly be? The best explanation
I have heard it’s because Cherry Hills Village used to be exclusively “horse properties” in the country, the founding fathers stuck with the original method of determining lot size, which did include part of the old dirt roads that had been easements for ingress and egress.
In other words, property owners taking the easement for a public road wouldn’t be further punished by the city Those old timers could still call their lot whatever it used be before part of it was taken for a public road.
When buying luxury real estate in Cherry Hills, understand that you are not getting all the lot that is advertised. If the lot is supposed to be “an acre” it is actually smaller because you do not own part of the street in front of it. What you are actually buying is what we call a “Cherry Hills Acre”.
Cherry Hills is highest income suburb in the Denver metro area. Home values here are also the highest.
