Heart of Downtown Denver
by John Ludwig, Downtown Denver Specialist
It isn’t all that often that you can find a condo with a large terrace right outside the living room. If a condo has outdoor space, it is usually a small balcony that can hold only a handful of people at one time. So, how about a place with a balcony large enough to host a dinner party for 20 people? Then we’re not talking about your typical balcony, we’re talking about a private, walled in terrace complete with planters, a spot for a grill, a pergola, and plenty of space for seating and al fresco dining!
In Downtown Denver, the 2nd floor At Brooks Tower is one of life’s little secrets. When you think of Brooks Tower you think of the hi-rise building towering skyward along 15th street between Arapahoe and Curtis. Underused for decades, the 2nd floor was converted into living spaces in 1997, 40 years after the building was originally constructed. There are approximately 20 units on the 2nd floor, but only 4 have outdoor space large enough to be called a terrace. And one is now for sale for only $600,000!
Loft #209 at Brooks Tower has just over 1800 square feet of living space, not including the 700 or so square feet out on the terrace. The ceilings are exceptionally high, made of sandblasted concrete and exposed spiral ductwork. True to its loft style, the majority of the living space is wonderfully open. The living room has a fireplace and a wall with a Flat Screen TV and speaker system already installed and included with the unit. The kitchen has all new stainless appliances, maple cabinets, and granite tile countertops. Open into the living room, the kitchen island contains informal seating space and a gas cooktop with a stainless hood providing a beautiful focal point for the space. The master suite is large as well, with plenty of room for a king-sized bed. The bathroom has double bowl vessel sinks, a jetted tub, and a separate shower. There is a guest bedroom suite as well, a laundry room, a hallway style entryway perfect for art displays, and two skylights allowing natural light (that’s right, no unit above or below!)
But the true masterpiece is the terrace. The owners have taken care to stain the concrete and provide plenty of planters and plants to soften the space. The pergola brings intimacy into this already private space with walls separating the adjacent terrace. The terrace has a gas line for a grill and a spigot for watering the plants. Got pets? There is even a doggie door already installed so your (small) dogs can use the terrace as they please.
For cars, the loft comes with one deeded parking space, and additional parking in the building is available for lease for a 2nd or 3rd car. There is a set of elevators that serves *only* the 2nd floor lofts – a nice upgrade from the elevators that serve all the other floors in the building. And storage is available as well, but I should mention that the storage space is a large room, approximately 11′ x 9′ and with high ceilings. This storage space is located on the 2nd floor of the building as well, just around the corner from the unit’s hallway entrance – VERY convenient and clean!
Brooks Tower is truly a full service hi-rise building, and unit 209 enjoys all the same amenities as the rest of the building: 24hour guard security, central heating and air conditioning, an outdoor pool, and a phenomenal fitness center. Located right in the heart of Downtown Denver, you won’t need your car to enjoy some of Denver’s finest restaurants – including several right in same building! There is even a 7-Eleven convenience store located on the ground level with a separate entrance designed specifically for the residents of Brooks Tower! Take in a show just across the street at the Performing Arts Complex, stroll the shops on Larimer Square just a couple blocks away, have a nightcap in one of LoDo’s many bars, and grab the 16th St Mall Shuttle or RTD’s Light Rail to get to work.
Interested in unit 209 at Brooks Tower? At just over $325 per square foot, this space blows away the competition in LoDo and Riverfront where prices are often well in excess of $400 per square foot. Similar units with terraces in Cherry Creek can cost at least $600 per foot! Save money and make a smart buy here at Brooks Tower instead.
