In the movies I’m sure you’ve seen those scenes with people gaining access to secure areas by a fingerprint scan or perhaps a retinal scan? What if that was your primary way of gaining entry to your home? Cars are going keyless these days, so why not condos?
A new residential condo development named Beleza is just being announced that looks like something straight out of a Hollywood science fiction blockbuster! According to the building’s sales representative Lexie Armitage, the building is “wired for the future.” Buy a unit there and you will have your fingerprint scanned so that the “biometric entry system” will allow you access without the hassles of keys.
Additionally, the building will be completely set-up with an AMX System that will allow residents automated access to all the building’s planned amenities, including concierge services, valet and car services, dry cleaning, pet sitting, activity scheduling, and even a morning wake-up call! The AMX Touch Panel Display system will also allow residents to automate their window blinds, control their in-home audio and theater systems, and provide access the menu for the restaurant that is planned for the site. Want to order in? Just use the touch panel system and schedule your dinner plans with the touch of your fingerprints!
Beleza, which means “Beauty” in Brazilian Portuguese, is slated to have 66 units over 13 stories, nearly ¾ of which will be two bedrooms with about 1,600 or 2,000 square feet of space. There will be a handful of one-bedrooms under 1,200 square feet, and another set of larger one bedrooms around 1,600 square feet that will have more of a flexible use of space. There are also a handful of larger 3-bedroom residences with at least 3,000 square feet. All the units will have outdoor space either in the form of a large terrace or a balcony, as well as 2 parking spaces. Pre-construction prices for the one bedrooms start at $395,000. 42 of the 66 units are priced in excess of $1 million, and the penthouse units cost well over $4 million each!
With those prices you can expect only the finest in terms of interior finishes, including Electrolux stainless steel appliances, premium slab granite counters, designer lighting, hardwood and carpeted floors, European style cabinetry, gas fireplaces, climate controlled window shades, custom-toweled drywall finish, and built-in BBQ areas for the outdoor spaces. Common area amenities will include a rooftop deck with an infinity pool taking advantage of the skyline and mountain views, a fitness center, a dog park and pet day care, ground level retail, climate controlled storage units, and 3 elevators. Never wait around for an elevator again!
So what about the location? Beleza is helping to pioneer the RiNo, or River North, neighborhood development underway north of downtown Denver. Currently filled primarily with old warehouses, the area along Brighton Boulevard that connects downtown and I-70 will soon have a light rail line running through and parallel to the Platte River. Beleza is planned for the corner of 31st Street and Brighton Blvd, just steps from the Platte River and the future light rail line. Downtown is just a short ride away by car or bike.

One of the primary benefits that can be realized through condo living is convenience. Unlike a detached single family home, when living in a condominium, you do not have all of the maintenance, landscaping and related responsibilities that can be very time consuming. If you are like many people in this day and age, you maintain a very full schedule and you barely have time to eat and sleep let alone tend to all of the requirements of living in a single family detached residence.
I’m not so sure about this, I know it is “cool” but really how hard is it to carry a key.

The new temporary guidelines allow for 50 percent of units to be owner-occupied and doesn’t count units that are bank-owned, rented out, or vacant.
