April Home Sales Improve

Sales of single-family homes in the Denver metropolitan area improved by7% in April according to statistics just-released by Metrolist, the Denver MLS reporting agency. These are homes that actually went "under-contract" for purchase during the month

Of course, we’ve been saying all along that Spring is the top selling season for existing homes.  So, the fact that April home sales exceeded the previous month by 7% may not seem like earthshaking news.  But, it is fairly impressive comparing results to the same month last year.

New Kentwood Owner

Recently I was pleased to have a one-on-one breakfast with Peter Niederman, one of the new owners of The Kentwood Company in the Denver Tech Center and Kentwood Companies in Denver.  Peter explained to me the operating philosophy he and his partner, Bill Moore, are bringing and expect to continue to bring to the development of this real estate firm.

"Comments I have been receiving from both other brokers and consumers about our acquisition of The Kentwood Company have all been extremely positive", he explained as we slurped our "liquidarian" java breakfasts. "Consumers tell me that we have the best advertising and marketing programs in the industry. Other brokers tell me that we have the best agents in the business."

Denver Home Prices

Even though home prices in some parts of the Denver area fell in February over the year ago period, Denver home prices held up at the fifth best level in the country according to the most recent Case- Schiller report.

The report tracked home prices in 20 cities across the United States over the last year.it found that prices dropped an average of 12.7% during that time.  Denver prices dropped an average of 5.5%. 

Steve Holben, a local custom home builder, takes exception to the methodology used in the report and claims the Denver market is actually better than reported by Case Schiller.

Lowry Vista Scandal

A proposed 80-acre park at Lowry in Denver was sold to a private development company for only $10 when the City expressed concerns about dangerous pollution at the former Air Force base landfill.

Lowry Vista is located in the former Lowry Air Force Base which is now a thriving residential "new town" with homes, condo, shops and open spaces in the heart of Denver itself. But, this parcel has a checkered history including the dumping of chemical and possibly radioactive waste.

I get asked every week by someone “is this a good time to buy” and my answer is yes, yes and yes. The Colorado market is not in the kind of trouble faced by many other areas of the country.  There are pockets in the metro are that are actually seeing appreciation.

Denver looks to be under priced. Job growth and an educated work force will provide solid demand for housing. The FHA loan revival will help moderate income house holds buy their first homes.  Builders are cutting back on new homes, so the timing seems perfect.

Downtown Condo Prices

"City Condo Prices: Sky’s The Limit".

That was the lead headline this morning in The Denver Post, Denver’s daily newspaper. Despite a softer market outside the downtown area, developers are raising prices on new condo projects downtown.

Dee Chirafisi of Kentwood City Properties is sometimes called "the Mayor" of Downtown  Denver. She meets are greets about every third pedestrian as she meanders the sidewalks of Lo-Do. She is also the top selling Realtor in those parts of the city and a listing broker of the 51-story tower

Three major employers have recently announced expanding their businesses to the Denver metro area. The net effect will be thousands of new jobs over the next few years. Charles Schwab, ConocoPhillips and VMware will be bringing more jobs to the Denver suburbs.
